Seller Tip #5: Make Repairs

It is important to evaluate your home to make sure everything is in good working condition.  The home inspector will test everything and it is a great idea to fix anything before your home even hits the market, this will set you up for a smooth transaction!

Here is a list of some of the things home inspectors check for:

Sprinklers in working condition and not leaking

Fencing and gates in good condition

Stucco/siding in good condition. Note: This is extremely important if you have any dry rot in your siding! This is a must fix!

All light in working order: Easy fix to replace lightbulbsJ

Roof and gutters in good condition

Garage door in working order

All appliances in working order

Heat and AC in working order

All plumbing is in working order and no leaks

Smoke detectors in working order

All Electrical is in working order

Water Heater is in working order

You could always hire a home inspector beforehand and fix everything on the report to give you even more of a head start, and buyers love it!

Seller Tip #4 : Declutter

One of the most important things you will need to do is declutter.  This means packing, donating, selling or throwing away clutter.  Gather boxes and tape and start packing away!  If you can rent a small storage for a few months, it will be one of the best investments you can make.  Buyers want to look in the garage and actually see the garage, not stacked boxes!  Everything should be cleared off of countertops and tables, any personal items should be packed away, including all family pictures.  Sell or place extra furniture in storage.  Is it winter?  Pack away those summer clothes!  If it is winter, pack away summer clothes!  The more spacious the closets look, the better.  This will take you longer than you think!  We all have a lot of “stuff” so give yourself a whole weekend just to pack things away and take them to storage.

Seller Tip #3: Entryway/Foyer

  1. Clear entryway of any shoes and/or jackets
  2. Remove any rugs
  3. Do you have a console table?  If not, I highly recommend purchasing one, they have a very welcoming feel, here are a few inexpensive ideas:

Seller Tip #2: Front Door

The first thing buyers see before heading into your home is the front door, and they may be standing there for a few minutes waiting for their Realtor, so it needs to be clean and pretty!

  1. Paint your front door!  The color should match your home’s color pallete, here are some of my favorites!

Seller Tip #1: Curb Appeal

What is the number one goal when selling your house?  To make money!!!!  I am listing the steps you should take when considering to sell your home.  I know this seems like a lot, but if you follow these steps you will get the best price for your home!  It is well worth the time and energy!

I am going to start from the front of the house and move to the back!

Step 1:  Front of the house AKA “Curb Appeal”.  If you have watched any home shows on TV, you know the term “Curb Appeal”!  It is very important because this is the first thing buyers see, also, who wouldn’t want the best looking house on the block?!!

  1. Spray wash driveway, try to get off all oil stains
  2. How is the paint on your house? Does it need to be repainted?  Or just spray washed?
  3. Fresh Mulch! I can’t express this enough!  Fresh mulch makes your house pop!  Add in a few colorful plants as well!
  4. Trim the lawn and pull any weeds. This will be an ongoing process as when your house is on the market!
