Seller Tip #17: Home Inspection

I highly recommend sellers paying for a home inspection before their home is listed.  This will give you, as a seller, an advantage to other homes that are on the market, you will be one step ahead!  If there are repairs to be made, make them, you will have to do this anyway!  If buyers can see the inspection and that the repairs have already been made, they are ecstatic!  The fear buyers have most of the time is not knowing what they are getting themselves into, they have to put in an offer and then get an inspection to see if there is anything majorly wrong with the home, this is a stressful period for them!  You will be showing buyers that your home is in great condition before they even make an offer!  This makes the process a little less stressful for everyone involved 🙂

Seller Tip #16: Backyard

A backyard should feel like an oasis!  First, make sure the backyard is easily accessible, leave any window coverings pulled back at all times.  Mow and trim the lawn, trim bushes and trees, replace the mulch, and plant a few new colorful flowers!  If you have a pool or spa, make sure it is sparkling clean!  If you have patio furniture, clean it off and maybe even replace the cushions with new brightly colored cushions and/or some new outdoor pillows!  I love these:

If you have a grill outside make sure to clean the outside of it and make it shine!  If you have doggies, be sure you clean up after them every day!

Roseville Real Estate Market Report – March 2015

Numbers don’t lie!  Now is a great time to sell, with the average sold price increase, number of sold homes increase, number of active listings down and the average days on market going down!  The average sold price crept up to $383,000, a 1.3 percent increase from last month and 3.2 percent increase year-over-year.  The number of homes sold in March was 184, a 44.9 percent increase compared to last month and a 15.7 percent increase year-over-year. Sellers brought 289 new listings to the market in March, a 4.6 percent decrease as compared to last month and a two percent year-over-year decrease.  The average number of days on the market was 44, a big leap from February when it was at 53 and January when it was at 59!

Seller Tip #15: Garage

The garage, for most people, is the last place in the home they clean on a regular basis.  But guess what?  Every buyer looks in the garage!  This is where you can really stand out!  Like I have said before, renting a storage garage will be the best investment you make when selling your home.  So move everything out of your garage!  Just think, you will need to pack it and move it later anyway, so by doing this you are getting a head start!  The things you need to stay in your garage (landscaping supplies and tools) should be neatly organized on the wall or in cabinets. Then, paint the garage floor!!!  This makes such a huge impact on buyers!  Home depot has kits that run around $100.

Seller Tip #14: Laundry Room

Laundry rooms need to look functional and clean!  Clear everything off the top of the washer and dryer.  If you have open shelving, reduce the number of items on the shelves and organize them.  If you have cabinets, organize the contents inside.  If you have a laundry sink, be sure to scrub it and make it shine!  You can then stage the laundry room with a wicker laundry basket, freshly folded towels, flowers or a plant, cute detergent bottles, artwork, and/or clear jars with powdered detergent, clothespins, etc.

Seller Tip #13: Bathrooms

All bathrooms need to shine!  Dust light fixtures, make sure all light bulbs are in working order, clean mirrors, scrub showers, tubs and toilets, and clean the floors.  Remove all but one rug on the bathroom floor.  Organize medicine cabinets and clean out cabinets.  Remove everything from the countertop including toothbrush holder! (Keep toothbrushes hidden away)  Then stage the bathrooms with decorative towels, soaps, decorative art and floral arrangements!
